Position: Project Head – Retail Brand

Location: Gurugram

Experience: 10-20 year

Salary: 20-30 LPA (negotiable)

Key Deliverables (Essential functions & Responsibilities of the Job):

 

·         Manage Construction Management of all new store & Refurb projects in accordance with Fire, Health & Safety (FHS) Regulations, Cost, Quality and Schedule requirements of business.

·         Track progress of all projects in all stages ie, -> Design, Procurement, Construction and close out to ensure completion within scheduled timeframe. Raise alerts with relevant team members / stakeholders wherever delay is anticipated or has happened to take necessary action to catch up on delay / meet timelines.

·         Maintain close communication with Design Manager, Design Consultantsand Developer to sort out design issues and coordinate design and site related activities.

·         Manage Project Management Consultants (PMC) wherever applicable or manage sites via assigned site manager.

·         Prepare cost plans as per project design to estimate project expenditure. Responsible for taking required management approvals on cost plans before placing orders to vendors and starting works at site.

·         Manage timely preparation of project specific BOQs via site managers and consultants. Ensure BOQs are prepared as per rates approved after proper procurement process. Manage issuance of SAP approved POs / SOs to vendors and suppliers in a timely manner via site managers.

·         Set up Project Management standards on every project site via site managers by creating and implementing a specific FHS Plan, Quality plan, Master Project Schedule, Project Execution Plan, Safe work Method statements for key activities in agreement with vendors and consultants. Tracking of these plans to be done throughout the duration of projects.

·         Ensure site manager follows Quality management system for projects via checklists, sampling, audits & inspections. Conduct various regular inspections, audits, spot checks to manage quality of all works at site as well as vendor factories, as applicable. Actions to be identified, agreed and implemented for non-conforming items through concerned vendors and consultants.

·         Plan travel for work inspection and site audits as and when required. Travel to be planned in advance as per company policy.

·         Ensure site managers establish and implement FHS plan for every project at the beginning of project including but not limited to setting up induction meetings, Tool box talks for workers, safety signages, ensuring safe method statements are signed off and implemented, safety audits, trainings, use of safe tools, safety rewards system for compliant workers and feedback on vendor performance especially FHS for every project.

·         Responsible for Cost Management and Tracking of all projects regularly to ensure completion within allocated budgets. Identify variations in ordered items (BOQs) due to design change or site conditions or any other necessary factors and understand the impact of such variations on cost, timeline, quality or any other parameter of the project. Advise the leadership about such items well before execution of such items and take prior approval. Implement change order (Variation order) mechanism.

·         Manage schedule for every project by maintaining and tracking Master Project schedule with project resources - Manpower, Material, equipments. Responsible for timely delivery of projects to NSO teams in agreed and acceptable store standards.

·         Ensure site managers certify bills of all vendors and suppliers as per Contracts / POs / SOs including advances payments, running account bills and final bills. Ensure all supporting documents including measurement sheets, ESI / PF documents, compliance documents etc from vendors are enclosed and verified with bills.

·         Manage technical and financial close out of all projects within allocated timeline including submission of Handing over documents (Technical Operating and Maintenance Manuals) to NSO / Store teams. Ensure Soft copies of all close out documents are recorded in central server location as agreed with IT and Leadership.

·         Manage pending items and defects rectifications for all projects in a timely manner and ensure sign off from Store Team and Design Manager

·         Participate in PIR (Post Implementation Review) for every completed project to clearly identify lessons learnt for new projects, items that worked well and those that did not, Delay analysis and conduct performance review of all vendors and suppliers including inputs on design consultants.

·         Regular reporting on all projects every weekly covering FHS, Risk & Mitigation, Progress, Manpower, Design, Cost tracker, Quality, Site pics, Developer issues.

·         Coordinate with Developer and Property team for timely completion of developers scope of work and manage budgets considering developer contribution.

·         Support R&M function wherever necessary
