Position: Assistant Manager – Facilities

Job Purpose
• The Candidate will have responsibility for the
management of a wide range of repair & maintenance related issues, from
strategic contracts management to input on day-to-day operations.
Key
Deliverables (Essential functions & Responsibilities of the Job):
·
Lead the facility management
services for entire store estate in SOUTH region in collaboration with retail
operations.
·
Ensure that complaints logged under repair
& maintenance are getting closed within TAT
·
Issue purchase orders &
validate the jobs (randomly) post completion during store visits.
·
Visit stores & ensure that
the maintenance services are delivered in line with the contractual commitments
and within budgets by maintenance agencies / vendors.
·
Ensure that the multi skilled
technicians deployed by respective agencies are adhering to the scope &
manhours as per contract.
·
Initiate timely renewals of Annual Maintenance
Contracts of all plants & equipment for the store estate in the region
& closely monitor the defined scope by respective agencies.
·
Develop & closely monitor
the Service Level Agreements of all the vendors & report to Chief Manager -
Facilities, Maintain all records related to the performance of facility
management vendors ensuring that the contractors are meeting their commitments
as per the SLA.
·
Setting annual goals for
generating savings in areas such as energy and cost of maintenance operations.
·
Ensure compliance of minimum
wages acts for payments and statutory compliance for FM vendors and agencies
with help of HR & Legal
·
Ensure that the maintenance
vendors have a planned, structured and solution based approach to the delivery
of maintenance services.
·
Analyse call outs to
understand trends; undertake strategic initiatives to minimize the same (like
snags, defects, equipment performance related matters).
·
Attend trainings on all PPM
procedures & Quality Management
·
Develop MIS reports &
share with Chief Manager – Facilities
·
Responsible for Risk
Management at all stores in region from FM stand point
·
Management (Preparation, monitoring, tracking & controlling) of
R&M budget for store estate in South region
·
Ensure minimum Sales down time at all stores
within region through regular, efficient and standard preventive maintenance
program of all plants & equipment in stores.
